How to use these numbers
The single most important comparison is total all-in cost over the term you'll actually hold the loan, not the headline rate. A 9.49% private with 3% lender fee can cost more in year one than a 10.99% private with 1% fee. Always run the math.
What this calculator assumes
- Interest-only. BC private mortgages are almost always interest-only — you pay interest each month, principal is paid in full at term end (usually via refinance or sale).
- Fees deducted from proceeds. Lender, broker, and legal fees typically come out of the loan amount, not out of your pocket. "Net cash to you" reflects this.
- No renewal fee. Some lenders charge 1–2% to renew if you don't pay out at maturity. This calculator assumes payout at term end.
- No prepayment penalty. Most BC privates are open after 3–6 months. Confirm this in the commitment letter.
